APRIL HOUSING MARKET SNAPSHOT
Key Notes:
- Sales actually went down slightly in all areas except Franklin County. If we look at the areas where it went down, note the larger increase it new listings in those areas. If new listings were able to increase that much based on the previous month, that shows there may not have been a whole lot of new activity which means less inventory to choose from to turn into sales.
- Active listings stayed somewhat the same month to month everywhere except Woodford, where they saw a slight increase. This shows sales and new inventory in correlation - leaving about the same number of homes available.
- Days homes are sitting on the market actually declined in almost all areas. This is great as it shows things are moving off the shelves of inventory. This is great also since there is new inventory continuing to come on the market to replace what's being sold.
- Pricing hasn't gone up or down anything crazy compared to last month.
